Bergman Real Estate Group Announces Long-Term Lease at Jefferson Plaza in Whippany, N.J.

Seeking to Relocate Within Tight Timeframe, Leading Imaging Firm Finds New Home

ISELIN, N.J. (Feb. 11, 2013) — Bergman Real Estate Group, a privately owned real estate investment firm that owns and manages office properties throughout New Jersey, today announced two lease transactions at Jefferson Plaza, one of the company’s Class A office complexes, located at 100 and 110 South Jefferson Road in Whippany, N.J.

Atlantic Imaging Group, LLC, New Jersey’s largest diagnostic radiology network, has signed an 8,741-square-foot, long-term lease. The company is relocating to a unit in 110 South Jefferson Road from space in Cedar Knolls, N.J.

“We were able to sign a new tenant for this space without having to put it on the market, demonstrating the strength of this superior office space site and its Morris County location,” stated Executive Director of Leasing and Marketing John G. Osborne, who represented Bergman in the transaction. “Atlantic Imaging Group sought to relocate within a tight timeframe. We are happy to have been able to quickly turnaround the space and have it ready in time for their move-in.”

MRH Real Estate Services, Inc. Managing Director Michael R. Herman represented Atlantic Imaging in the transaction.

“The market is challenging and there were a lot of available spaces that we had to sift through, but this one stood out,” Herman said. “Atlantic Imaging needed additional space to accommodate its growth and wanted more windows. Jefferson Plaza has great floor plate size and visibility. We found Bergman to be creative, responsive and willing to listen to the tenant’s needs and accommodate them.”

Additionally, The Guarantee Company of North America USA, Inc., a leader in specialty insurance, has signed a 1,441-square-foot lease at the property. Osborne also represented Bergman in this transaction, while Dickstein Real Estate Services President Lawrence Dickstein represented the tenant.

An Energy Star-rated building, Jefferson Plaza consists of two, three-story office buildings totaling approximately 170,000 square feet. Some of the property’s featured amenities include an on-site full service café, on-site building management, various telecommunications options including Verizon Fios, and ample parking.

Located immediately off of I-287, the buildings are easily accessible to Routes 24 and 10, as well as Routes 46 and 202, and I-80. The complex is located a short distance from downtown Morristown and within 20 minutes of Newark International Airport. Its close proximity to hotels, banking, restaurants and shopping, provides a wealth of retail and hospitality amenities.

Building 100 is 86-percent leased and Building 110 is 88-percent leased. This year, Bergman will be able to deliver a full floor of 41,000 square feet, as well as a unit of 13,354 square feet. These units are divisible to 5,000 square feet. In addition, smaller units ranging from 1,400 to 4,000 square feet are currently available, with asking rents range from $19.50 to $21.50, per square foot, plus $1.75 per square foot.
